ABOUT THE COMMUNITY

How much does it cost to live at Sea Breeze?

  • At Sea Breeze, you will only ever pay two things: a monthly community fee, and (for some spaces), an electric bill. The community fee starts at $850, and the electric bill (if you have one!) depends on you!

What is a community fee and what is included?

  • Our community fee covers lot lease, common-area landscaping, general grounds maintenance, management staff, and the overarching costs of keeping the community afloat like real estate taxes, utility infrastructure, and insurance. It also includes water, sewer, garbage, recycling, yard waste, and Wi-Fi.

What are the requirements to live at Sea Breeze?

  • We require residents to have a verified income of $3,000/month or make 3x the community fee (whichever is greater) so that no one is housing burdened. We also require a minimum credit score of 675, an occupancy history for the previous five years, and a credit report with a criminal background check. What type of hookups do you have?

  • We have lots with 30/50 amp and 200 amp electrical.

How much does it cost to move in?

  • We charge a $45 tenant screening fee per every applicant over 18, plus a $500 deposit and first month’s rent upon lease signing.

What amenities are nearby?

  • If you live here, you will be just a block from a QFC grocery store, a gas station, a coffee shop, a local bakery called Crusty Crumb, Jefferson Healthcare Medical Center, Jefferson County Offices, a mail store, banks, restaurants, and a real, live castle.

    Oh, and downtown Port Townsend, shops, wineries, Fort Worden State Park, boatyard marinas, and the rest of the Olympic Peninsula are just a short drive away!

ABOUT THE HOMES

What type of home can I bring?

  • We welcome many kinds of small living structures, but each home needs to be approved. Generally speaking, we offer parking for Tiny Homes, Park Model RVs, newer HUD-Manufactured Homes, RVs, and even Airstreams and converted Sprinter vans on a case-by-case basis.

Do you have certification requirements for homes?

  • Yes, we have certain certification requirements depending on the type of home you choose. So if you are planning to purchase a home and apply for residency in our community, it’s a good idea to CONTACT US first!

Do you have aesthetic requirements for homes?

  • We want to keep Sea Breeze beautiful, safe, and welcoming, so yes, we do have a few aesthetic and cleanliness standards. You can find details about those things in our community rules.

COMMUNITY RULES

Is Sea Breeze pet-friendly?

  • Yes! We love pets! (But by pets, we mean 2 domesticated dogs or cats under 50 pounds! Your llama is cute, but we can’t make that work.) For insurance reasons, we also have a few dog breed restrictions. However, if your pittie is a service or support animal, please CONTACT US.

Can I rent, or Airbnb my unit?

  • Sorry, but no. Our community is excited to provide owner-occupied housing! We’d love to have you, though!

What are your vehicle/parking policies?

  • You can have two vehicles per manufactured home site, and one vehicle per RV site. Vehicles need to be parked within your lot and will need to be repaired, washed, painted, and maintained off-site. You can find more details about our vehicle policy in our community rules.

What are your guest policies?

  • We welcome your friends! (But you are responsible for them, so please invite the ones with good taste in music that they listen to at a reasonable volume.) We ask that you register them when they arrive, and if they are going to stay over more than fifteen days within a two-month period, you’ll need to put them on the lease. Do you really offer legal tiny home parking?

  • We know how hard it is to find legal tiny house parking in Washington, so we prioritized supporting this new housing frontier! Contact us for certification requirements, but yes, we offer legal tiny house parking spaces with full hookups! Your tiny house parking problems are solved!
